Our History

Celebrating 5 Decades

1967

Mark IV was founded by Anthony DiMarzo, launching a family-led company focused on building lasting residential and commercial communities across the Greater Rochester area.

In the 1970s, Mark IV began with a large-scale mixed-use development in Penfield and Brighton, including homes, apartments, and business centers. The 1980s brought major growth, dozens of residential communities built and a transformative redevelopment of the Historic Corn Hill district into a high-density, mixed-use urban neighborhood along the Genesee River. In the 1990s, the focus shifted to Webster, where new townhouse apartment communities like Waterview and Webster Woods took shape as well as a thriving business center, Webster Woods Plaza.

2000s–Present

The 2000s marked a period of broad expansion, encompassing commercial properties, senior living communities, and even a golf course in Victor, New York. In the 2010s, Mark IV restored the historic 300 Alexander Street into upscale apartments, while adding new apartments, townhomes and lofts in Ogden and on South Goodman Street. The 2020s saw the completion of Champion Reserve Townhomes and the start of premier residences along the canal in the Village of Pittsford, with more exciting projects on the horizon!

A Heritage Of

Our Success

Mark IV Enterprises has a long-standing successful heritage of transforming urban and suburban landscapes across the Greater Rochester area. Our journey began with the pioneering development of Penfield’s Willow Pond residential community in the 1960s and ’70s. In the 1980s, we played a key role in revitalizing the eastern edge of The Corn Hill neighborhood—once a vast gravel parking lot and abandoned industrial wasteland—into a thriving riverside destination. This vision ultimately led to the creation of many transformative community improvements across the county from single family residential, independent and assisted senior living as well as numerous multi-family residential icons including Corn Hill Landing, a vibrant mixed-use hub along the Genesee Riverway Trail in the heart of downtown Rochester.

In the 2010s, we expanded our efforts to Rochester’s East End District, where we meticulously restored the historic 300 Alexander Street building into high-end luxury apartments, preserving its original hardwood floors and timeless charm. Our momentum continued into the 2020s with the launch of 625 S. Goodman Apartments, a modern, striking addition to The Southwedge, and Champion Reserve Townhomes, a beautifully designed residential community in Victor.
As a family-owned and operated company, Mark IV Enterprises remains committed to shaping the future of the Greater Rochester area—honoring its history while driving forward modern development and revitalization.
